How We Diagnose
Attic First, Then the Roof, Then the Report
A stain on the ceiling is where the water ended up, not where it got in. It travels along rafters and decking — and on tile roofs it can run a long way on top of the underlayment before it finds a gap — so we start in the attic where we can and trace the staining uphill. Then we confirm it on the roof: a cracked tile, a lifted tab, an open flashing corner, a boot split by the sun.
Every finding goes into a photo report you can read on your phone before deciding anything, labeled as repair now, watch it, or worth a claim conversation. The report is yours either way. In Florida we also note anything relevant to a wind mitigation inspection, since a documented, well-secured roof can affect what you pay for insurance.

What a 1 Pro Roof Repair Visit Looks Like
Most single-issue repairs are finished in one visit of a few hours. The crew arrives with matched shingles or tile, flashing and boots; opens the roof back to sound material; replaces wet decking if there is any; and rebuilds the area so it sheds water with the rest of the slope. Tile repairs take a little longer because the underlayment underneath is usually the real fix. You get a walkthrough and after photos before we leave, plus a written workmanship warranty.
Weather sets the schedule. We don’t open a roof ahead of a storm, crews don’t work roofs after dark, and during hurricane season in Florida we sequence emergency tarping first and permanent repairs as the weather clears. Bigger jobs — a whole slope of hail damage, a large tile section, rotted framing — get a written scope and a multi-day plan.

A repair makes sense when the damage is local and the rest of the roof has life left: one flashing leak, a few cracked tiles, a slope of wind-lifted tabs. Questions Georgia and Florida Homeowners Ask
How much does a roof repair cost in Georgia or Florida?
Small repairs — a pipe boot, resealed flashing, a few cracked tiles or wind-lifted shingles — commonly fall in the low hundreds to around a thousand dollars. Repairs that involve decking, a chimney re-flash, a full valley or a large tile section run higher, and tile work generally costs more than shingle work. You get a written price after the inspection.
My tile roof leaks but the tiles look fine. Why?
Because on a tile roof the tiles shed most of the water and the underlayment beneath them does the waterproofing. When the underlayment ages out or tears, water gets through even with every tile in place. The repair is to lift the tiles in the affected area, renew the underlayment and flashing, and reset the tiles — not to seal the tiles themselves.
A Georgia hailstorm just came through. Should I get inspected if nothing is leaking?
Yes. Hail bruising rarely leaks right away; it shortens the shingle’s life and shows up as a leak a few seasons later, by which time it’s hard to tie to the storm. A free inspection within a few weeks documents the damage while it’s clearly storm-related and gives you a clear repair-or-claim decision.
Can a repair help with my Florida insurance premium?
Sometimes. Florida insurers look at roof age, condition and how the roof is attached and sealed. A repair that restores secondary water resistance or properly secures a damaged section can matter on a wind mitigation inspection. We’ll note anything relevant in your report, but your insurer or agent is the authority on what actually changes your premium.
Do you repair flat roofs on homes, or only commercial buildings?
Both. Plenty of Florida homes and older Georgia additions have flat or low-slope sections, and they fail the same way commercial roofs do — ponding, seams, cracked coatings, clogged drains. We repair them with the appropriate membrane or coating rather than smearing roof cement over the wet spot.
